The basics
What is Roost?
Roost is the app for deciding where to live. You save listings from anywhere, and Roost helps you and your partner choose together, with AI guidance and the agent who helps you, all in one place.
Who is Roost for?
Couples and families searching for a home to rent or buy, and the real estate agents who work with them. It is built for the decision, not just browsing.
Is Roost free?
Yes, it is free to start for both home searchers and agents. Some advanced features may be offered as a paid upgrade later.
What devices does Roost work on?
Roost is an iPhone app. You can download it free from the App Store.
Searching and deciding
How do I add a place?
Share a Zillow, StreetEasy, or MLS link to Roost from your browser, or paste a link or an address. Roost fills in the photos, price, and details for you.
How does the AI recommendation work?
Each partner sets their own priorities in plain language and reacts to places. Roost scores every listing for each of you and produces one balanced recommendation, and it is honest about trade-offs when you disagree.
Do both partners need the app?
It is best with both, so each person's priorities and reactions are counted. You can also use Roost on your own.
Can Roost help me plan tours?
Yes. Roost builds a tour day with a map, an efficient route, and drive-times, and you can schedule showings from the app.
Working with an agent
I am a real estate agent. Can I use Roost?
Yes, free. You get a workspace to see each client's active search, suggest listings, propose showings, and message clients in real time.
What can my agent see?
Only what you choose to share. Your private notes, reactions, and the AI rationale stay private. Agents see the listings you share with them and a coarse signal you control.
My agent is not on Roost. Can I still use it?
Yes. You can invite your agent with a link; they install Roost, sign in, and connect to your search automatically. Until then you can keep organizing on your own.
Privacy and your data
Is my data private?
Yes. Roost does not sell your data, show ads, or use third-party trackers. Different agents never see each other, and your private deliberations stay between you and your partner.
What happens when my search is over?
When you find a place or your move-out date passes, Roost asks a few quick questions and then archives your search so you can look back on it. You can reopen it any time.
Can I delete my account and data?
Yes. You can permanently delete your account and data from the app at any time.
