Privacy Policy

What we collect

• Account. Your name and email from Sign in with Apple or email sign-in, an optional profile photo, and a member color, so others in your search can see who did what.
• Your content. The places you save, plus your notes, reactions, visits, status changes, shared wishlist, and the priorities you write.
• Messages and files. Messages you send to an agent (or that agents send you), and any photo or file you attach to a message.
• Agent profile. If you use Roost as an agent, the profile details you add (brokerage, license, bio, contact, service areas).
• Push token. A device identifier from Apple so we can notify you about new places, reactions, messages, and showing updates.

Agents you work with

You can invite a real estate agent into your search. An agent sees only what you share with them: the listings you give them and a coarse signal you control (a fit score and an interest label), plus messages you exchange. Agents do not see your private notes, individual reactions, your written priorities, or the AI rationale. Agents who represent different households never see one another. You can remove an agent at any time.

Location

If you enable the proximity reminder, Roost uses your location only on your device to tell when you're near a saved place. Your location is not transmitted to our servers and is not collected.

How we use your data

To run the app for you and the people in your search. To generate the AI ranking and recommendation, the places' details and members' first names and priorities are sent to OpenAI, which processes them as our service provider. Real-time message delivery uses Ably as a processor. We never use your data for advertising, tracking, or profiling, and we never sell it.

Who can see it

Your content is visible to the members of your shared search and to any agent you invite (limited to what is described above). We share data only with service providers needed to run Roost: OpenAI (AI), Ably (real-time messaging), Apple (push notifications), and our hosting and database providers (Vercel, Neon). No advertisers, no data brokers.

Your choices

• Edit or delete your notes, reactions, saved places, and messages in the app.
• Remove an agent from your search at any time.
• Turn off notifications or location any time in iOS Settings.
• Delete your account and associated data from the app, or by emailing us at henry@primechasedata.com.

Data retention & security

We keep your data while your account is active and delete it on request. Data is stored on reputable cloud infrastructure and transmitted over HTTPS.

Children

Roost is not directed to children and is rated 4+.

Changes

We may update this policy; we'll revise the date above when we do.
